67 Vera Street is located in Dongan Hills, which is a neighborhood on the East Shore of Staten Island.   After World War II, Dongan Hills was one of the first neighborhoods on the island to have an abundance of new home construction.   At this time, many small-family homes were built.   With the completion of the Verrazano-Narrows Bridge, Staten Island and Brooklyn were linked.   This linking allowed Dongan Hills™ population to grow.   Just as the population grew, so did the shopping centers.

When it comes to buying a home, you want to be aware of your surroundings and make sure that you pick the right place.   In the vicinity is a plethora of shopping centers and restaurants, such as Staples, ShopRite, Goodfellas Brick Oven Pizza, and Fushimi Japanese Cuisine.   Just a short walking distance away from the home, you can visit Lee™s Tavern and check out their famous thin-crust pizza.   Likewise, if you™re in the mood for Chinese food, you can just walk to Hylan Boulevard and enjoy a good meal at Fortune Garden.

Just a short distance away from the co-op is Staten Island™s South Beach Boardwalk–the island™s best kept secret.   The 1.7 mile boardwalk has been restored, attracting families back to the beach.   During the summer months, you can enjoy the free concerts, and fireworks hosted there.   The boardwalk area is filled with playgrounds, checkerboard tables, bocce courts, shuffleboard courts, baseball fields and a park with sprinklers for children.   In addition to the boardwalk, you also have MacArthur Park, which has two baseball fields, a basketball court, a handball court, a playground, and an outdoor pool.

There is no shortage of transportation in the area.   The home is within walking distance of the Dongan Hills train station, which is located by Seaview Avenue and North Railroad Avenue.   In the opposite direction, you can go to Hylan Boulevard and take either the s78 anywhere between the Bricktown Mall and St. George, or the s79 anywhere from the Staten Island Mall and Bay Ridge in Brooklyn.   Nearby, you also have the s51, which travels to and from St. George and Grant City along Bay Street and Father Capodanno Boulevard, and the s52, which goes to and from St. George and Staten Island University Hospital along Tompkins Avenue.   Being so close to Staten Island University Hospital, the home is also great for current or aspiring Interns and Nurses.   Of course, if you need to get somewhere else, you can always transfer from one of the above buses to another, as many of the bus lines intersect each other.   There really is no need for a car when you live here.
 
With interest rates being at a record low, buying a home is possible. There is really no reason to pay rent on another place when buying this home is cheaper than renting.   You can own this home for approximately $1,300.00 a month.   This includes mortgage, tax insurance, water, and monthly maintenance.

RealestatSINY.comYes, the home sales report headline now has œarea associated with it. If you haven’t noticed already, some home and land sales being reported by the NYC Department of Finance sometimes fall outside of neighborhood boundaries, at least as most Staten Islander’s know them. The Department of Finance classifies these sales as Dongan Hills, and that’s where I’ll leave it. I guess it’s close enough.

Dongan Hills is commonly known for its wild turkey runs, aDongan Hills Wild Turkey by Staten Island University Hospital @ Cromwell Avend be rest assured the locals just love’em. Taking the high sale mark back on August 10th, 2009, was 58 Durgess St. (which is more like Old Town  than Dongan Hills), had a closing day settlement of 950,000,. Staten Island real estate newsOne of Staten Island’s luxury home communities rests in Dongan Hills Colony. The difference in this community is that luxury residences are exclusive to the area, although many sub-divisions within Dongan Hills Colony are. What does that mean for home buyers? Well, modestly priced older homes are part of the housing mix here, so finding an older home at reasonable price is very possible. The best part is these homes can have some considerable upside potential due to the overall characteristics of this community.

What are some of those characteristics that make this community so desirable? Well, Dongan Hills Colony sits in relative seclusion from many other Staten Island Communities. You may ask why, and it’s probably is due to the fact that roads leading into this area are quite limited when compared to many other Staten Island communities. Basically, entering this community can only be done on streets leading in from the southern side. Another strategic advantage this community has comes from its location. Sitting in between Todt Hill to the north and west and Emerson Hill to the east, Dongan Hills Colony sits in the valley between the two. The hills act as a natural sound buffer blocking out what city dwellers commonly become accustomed to, and that’s ambient noise. Dongan Hills colony definitely sits in a valley, but like its name it sill features hill top homes with some  remarkable views, which can span from lower New York Harbor right to Sandy Hook New Jersey. Clearly, much of this communities natural attributes lend to a luxury home market and that has what this neighborhood has become, especially in more recent times.

View of Raritan Bay from Dongan Hills ColonyAgain, Dongan Hills Colony isn’t a place that most would just stumble upon on a journey to New York City’s outermost borough. Quite frankly some of the luxury home seekers I have worked with outside of Staten Island never even heard of Dongan Hills Colony. So, if you were not specifically looking for the area most would just pass it by.

What type of homes can be found in Dongan Hills Colony? Well, unlike Grasmere, homes here are exclusively detached residences. Some of which are more moderately priced than others depending on many factors. However, like I said earlier, not all of this community is sprawling mansions, and you can find a considerable amount of reasonably priced ranches, colonials, and split level homes amongst others here. Quite frankly, that is this communities best kept secret, at least until now.

Staten Island real estate web site.While Staten Island do not mark specific boundaries for its towns, the town of Dongan Hills covers a bit of ground here on Staten Island. In this report the area of Ocean Breeze has been incorporated into the report. For those unfamiliar with Ocean Breeze its generally considered the area surrounding Staten Island University Hospital. While I don’t want to create an identity crisis for those Ocean Breezers, the MLS data incorporates this area as part of Dongan Hills , consequently that’s how I have to report it. But don’t worry I know your there.

Ocean Breeze also an area known for its wild turkey strolls. The turkeys make their home in the nearby state protected wetlands, adjacent to the hospital. Some people don’t find these fowl to be humorous, watching as many as a dozen or so cross Hylan Boulevard, which is one of Staten Island’s busiest streets, is quite a laughable sight. Yep, that™s life in the big city, and who would have thought. The report also includes Dongan Hills Colony which features a number of high end homes and some mansions. The Colony sits just to the southeast side of the foot hills of Todt Hill.

Some encouraging news for home sellers.

Like in most parts of Staten Island, the real estate market in Dongan Hills has come down from its highs of a couple years ago. Current year to date data shows that homes which sell in Dongan Hills average a bit over $459,190 . The average price is off just 2.8 percent from last year when the average home sale price was $472,370. From a value perspective, it seems as though Dongan Hills escaped any substantial decline in home value.

Time on the market

Year to date the average time on the market has declined from 136 days to 130 days which isn’t to significant, but seeing the number come down just a bit is a good sign.

Year to date,  the  inventory of available  homes for sale has decreased 20% in Dongan Hills.

One of the more notable Statistics in this report is available home inventory. The number of available home for sale in Dongan Hills is down 20% from just a year ago. You have to go back into 2005 to see inventory numbers as low. Consequently, that is a benefit to sellers because there is less competition in the market place. What is not so such good news is sales volume is down quite measurably here as well, year to date sales volume down 22%. Sales volume and inventory numbers play a large role in making a determination where a particular market is heading. In Dongan Hills the decrease in percentage of inventory is in close proximity to the decrease in sales volume, which is a good sign for stability. Consequently, if we saw sales volume decrease and only a little decrease in inventory percentage it may be an indicator that values would be coming down further. However, nothing in what I™m seeing numbers wise indicate that.

Here in Dongan Hills the numbers have shown quite a bit of resilience when compared to other areas where I have done reports. The question that you may have is, œwhy is it stronger here than other areas? Donagn Hills/ Ocean Breeze has the benefit of having one of the largest employers on Staten Island, that being Staten Island University Hospital, not to mention a host of other related medical facilities all within the area. While you can make any absolute distinctions as to why, proximity to a significant job base is key to the underlying fundamentals for any real estate market and has likely   played a role in the local market conditions being more favorable. There are several other advantages as well.
