When the New York City Department of Finance puts out these reports it doesn’t give Ft. Wadsworth town classification. I’m not sure why, but for the purposes of this report, I’m not about to go diving through the record books, at least not yet. For the record there maybe a couple of Grasmere properties thrown in there as well like one sale on Hillbrook Ave., which is located in the Hills of Grasmere Development, but was recorded by the city as a Rosebank property. Anyhow, if you live in Staten Island you probably know where Ft. Wadsworth is., for those who might not, the town that sits just north of the entry to Verrazano -Narrows Bridge. Rosebank is the boarding town just to the north of Ft. Wadsworth.
 
We’ll let’s get down to the most recent sales in the area, as you can see in the sales the aria is comprised of many modestly priced homes and offers quite a variety of housing types. The highest resale home took place at 29 St. Johns Ave., a 795 square foot home had a price tag of $750,000. Now paying ¾ of million for a 795 foot home may sound a bit much. However, being that the home and its associated property is located in R-3-2 zone, it clearly makes it understandable. The common type of development for an R 3-2 zone is townhomes. City records report the homes property was divided into 4 separate block and lots. Consequently, we likely know end result will be…new townhomes. A point of note about St. Johns Ave. it features some good panorama’s of New York Harbor, which is unbeknownst many.

The area also features more than a few condo developments. While there were several property transfers of condos and co-ops in the area, there was only two with an actual recorded sale price. The couple of condos that did happen to have a recorded sales price were located at 99 Narrows Road North, which settled up at $235,000; the other, a unit located at 324 Hillbrook Drive, located in Hills at Grasmere, having a 457,000 sale price.
