In the Department of Finances latest release of homes sales in Staten Island, here are some sales of note in the Clove Lakes and Sunset Hill area. For the record the city categorizes the entire area as Clove Lake but if you’re familiar with Staten Island you can tell from the addresses below, they are not all located in the Clove Lake area “proper”. However, for New York City’s Department of Finance these home sales close enough. Staten Island doesn’t distinguish neighborhoods by specific boundaries, consequently, with so much ambiguity in area boundaries, who can blame them. Anyhow, let’s look at some sales in the “vicinity”.

Well the first and last properties on the list below are located in the Fountains Co-op on Clove Road, the first sale being a June 1st sale fetching 260,000, the other a $200,000 October 1st sale of unit 8R. The sale of 600 Oakland Ave. a two family home was the highest reported sale in this report with the closing day settlement of $629,000. Taking 2nd billing is this report was 71 Purcell St, a single family home, which sold for a shade under $500,000, with a sale price of $499,000.
