Annadale, Staten Island definitely has some highlights to report in my latest residential sales summary of the area. Let™s start with Southeast Annadale, where high end sales are the norm in this part of Staten Island. Top billing goes to 67 Nicolosi Loop, which had a closing day settlement of $3,000,000, according to the NYC Department of Finance. Recently constructed in 2006, this home was a smidgen over 9000 square feet of finished interior space, and sits on a land lot over 15,000 square feet. By New York City real estate standards the home is immense. This little Staten Island enclave is still among the top luxury home communities in New York City.

While the size and scope of the sale of the Nicolosi loop home, shouldn™t cast a shadow on some of the other areas big sales as two other significant sales took place in Southeast Annadale. The sale of 30 Nicolosi Drive, a 5000+ square foot home, sold at $1.5 Million followed by 465 Holdridge Ave. which had a final sale price of $1.2+ Million. Consequently, all these homes are just off the Raritan Bay waterfront.
Now onto Annadale™s other deals, which is the sale of both 51 Endview St. for $445,000 and 67 Barb St. for $424,000, your saying to yourself so what, that™s seems about average for a sale price for homes on Staten Island. Well, when you look at what these homes sold for back in 2004, it raises an eyebrow. This particular town-home development was constructed in 2003 and sold in 2004. The sale prices in 2004 within the development averaged between $335,000 and $360,000. Prices in this development have seen in and around a 25% increase since then, which by every measure defied the marketplace for homes averaging about 1,500 square feet. Not too many investment vehicles in the last 6 years have seen such luck, if you know of one please fill me in.
This is definitely a case study in home value appreciation. However, being a bit familiar with the area, it™s an extremely walk friendly community. Not to mention a train station within a few hundred yards of the development. From my perspective, these two features weigh heavily in favor these homes value appreciation, as little else can explain it. Maybe some city planners should take notice.
